However, an extensive study of Singapore condominium rental yields—analyzing transactional data across District 1 through District 28—reveals a striking contrast. The lowest-ranking developments in gross rental yield do not share a specific geographic district, land tenure type, or construction era. Instead, what unites these bottom-tier yield performers is a single structural characteristic: an inflated purchase price quantum relative to what the rental market will support for the unit's actual usable living space. In this analysis, I break down why this price-to-rent mismatch happens, how layout inefficiencies act as hidden yield eroders, and what investors must evaluate to avoid falling into low-yield property traps.


1. The Core Finding: Price-to-Rent Ratio Mismatch in Low-Yield Projects

Every private condominium in Singapore relies on a fundamental mathematical relationship to determine its gross rental yield:
